We cover every part of your property’s cycle, from initially listing it to prospective tenants to managing the signing of the contracts and vetting the tenant to fully managing the property while it’s occupied. Finally, if a tenant decides to move out of the property, we look after all the finalising details before re-listing your property for rental again.

Getting your property seen
Rightmove, Zoopla, and other services are fantastic ways of getting your property seen – if you know how to present your property well. We have a fantastic track record of letting properties through these services and others, including our own properties to rent board. However, these things can take a little bit of time, and we know that when a property is unoccupied can be an anxious time for a landlord. That’s why we provide you with weekly updates of our progress in marketing your property.
Securing the letting
Our letting negotiators are some of the best in the business. They are experts at addressing concerns of prospective occupants and take the time to learn about each and every property we deal with in order to be able to show it in the best possible light.When the letting has been successfully secured, we put together a comprehensive welcome package that includes a detailed inventory, informing utility companies and the local council (a fantastic way of helping the new tenants settle in and establishing a great rapport early on) and passing over emergency contact details to tenants.
Thorough vetting process
We appreciate that many landlords are worried that a letting agent will let their property to simply anyone in order to hit their targets. Here at Silks Estates, we think differently.We keep you completely in the loop when it comes to our comprehensive progress of vetting potential tenants, which includes immigration and credit checks, inspecting proof of income and requesting guarantors where applicable.We also prepare all tenancy agreements and any other legal documents to ensure that no stone is left unturned.
Unlike many letting agents, we don’t see our job as over once your property has been safely and securely let to the perfect tenant. We also handle everything once the tenants have moved in.This includes collecting rent via BACS, emailing you detailed monthly statements for complete peace of mind and following a comprehensive series of escalating measures in the event a payment being missed in order to give us the best possible chance of receiving the money, as well as handling a tenant eviction where necessary.We also deal with all maintenance enquiries with our reliable and trustworthy contractors or, if you prefer, using your contacts, as well as inspecting your property at regular intervals and carrying out annual gas safety checks.
End of tenancy
Just as we do before and during the tenancy, we aim to take all the responsibilities off your hands when the tenancy comes to an end, including keeping you updated about when the tenancy is coming to an end, carrying out the exit inventory and calculating and invoicing any necessary deductions.
